Risks of Buying Real Estate in Emerging Markets Out of State

Real estate investors, hungry for break-even or positive cash flow rental properties, purchased income property out of state the mid 2000?s. California investors bought houses in Florida, Texas, and Oklahoma. Florida investors purchased houses in Louisiana. Texas investors purchased in Las Vegas. Some these investors made millions of dollars because of the appreciation in those hot markets.

On the other hand, many beginning investors lost their hard-earned investment capital or only made a meager profit because they failed to do their homework on the out of state area?s real estate market and customs. If you?re thinking about buying investment properties in a different state than you?re accustomed to, beware of these five surprises.

Pitfalls of Investing in ?Emerging Markets Out of State

Surprise #1 - ?This house will only rent for $750 per month, not $1200!?
This was one of the top mistakes made by investors. Large real estate investing groups, selling out of state properties to local investors, inflated the rental income. Because so many houses were purchased in a limited area by investors, a rental glut lowered expected income. This created hardships for investors who suddenly had to pay out hundreds of dollars a month instead of reaping promised profits.

Surprise #2 ? ?You can?t sell this house, now!?
Some investors who couldn?t rent the out of state property decided to sell because the values did rise significantly while the house was built or during the purchase time. However, many investors were stunned when they were told they couldn?t sell the property within the first year after purchase. Restrictions prohibiting real estate investors from quick-turning their properties is a trend that is growing increasingly popular with some developers.

Surprise #3 ? ?You Can?t Lease This Property!?
New home developers and many Homeowners? Associations (HOA)s prohibit property owners from leasing their properties. Some of these restrictions got passed, without the investor being notified, during the property purchase phase. You must read the fine print to see if any clauses prevent the rental of the property. Home builders, to keep the value of the neighborhood up, added restrictions requiring the purchaser to occupy the home as a primary or secondary residence.

Surprise #4 ? ?These (extra) costs are the norm in this state!?
Besides extra closing costs like pricey surveys, common in Florida but rare in California, other surprise costs included higher transfer fees and taxes. Property taxes in Florida cost much more for investors in Florida than in California. On the other side of the country, out of state investors were shocked by California?s state tax held in escrow: 3.8% of the property?s SALE?S price, no matter the actual profit made. In other words, an investor who made a quick profit of $20,000 on a fast flip could have more than the profit held until the next year?s income tax filing.

Surprise #5 ? ?Houses don?t appreciate 30% per year here!?
Perhaps you?ve attended or been invited to a high-power investment seminar that promotes out of state real estate investing. Some of these ?investor clubs? really are promoters who receive kick-backs in real estate commissions, property management fees, mortgage loan fees, and even fire insurance premiums. They tell stories of huge appreciation gains, which are probably true. However, not all areas enjoy significant appreciation-year after year.

Emerging Markets Investing Due Diligence
Don?t make the costly mistake of not fully researching the complete market customs and restrictions in the area where you?re thinking about investing. If you can?t afford to go to check out the area in person, choose another area that you can visit.

Yosemite river tragedy: 1 boy dead, 1 missing

A 10-year-old boy is dead and a 6-year-old is missing after they were swept away in the Merced River in Yosemite National Park on Wednesday, a park spokesman said.?

The boys were part of a family group from Southern California that hiked about a mile on the Mist Trail to Vernal Fall before stopping at a footbridge around 3 p.m. to hop in the Merced River.?

But the boys were swept away in the strong current. The 10-year-old was pulled out 150 yards downstream and another park visiter administered CPR.


The boy was pronounced dead after further resuscitation?efforts by park rangers were?unsuccessful.?

A search for the 6-year-old was under way between the footbridge and the trailhead, a distance of about eight-tenths of a mile, according to park spokesman Scott Gediman.

Gediman told NBC News about 20 national park rangers were looking Thursday afternoon.

The part of the river the boys were in has lots of boulders, some the size of a house, Yosemite spokesperson Kari Cobb told NBC News.?

"That portion of the river is a very rough portion," she said. "It's not uncommon for people to go down to that part of the river."?

She told Reuters that the Merced was running "extremely low" but that the current still was swift.

Gediman said he was not sure if the boys were brothers but that they were with a group of extended family and friends.?

The boys' names have not been released.?

The Mist Trail is one of the most popular hiking trails in Yosemite National Park, which is in the Sierra Nevada east of San Francisco and encompasses 1,200 square miles.?

Last July, three visitors to the park were swept over the falls to their deaths. One body was recovered several weeks after the accident, and the others were found in November and December.?

Italian Food : A Guide to Eating {and drinking} in Italy | My Melange

You may remember I posted Italian language terms for food shopping in Italy, which should be helpful for your travels. ?But at some point during your trip, you?re obviously going to venture out to eat. Truth be told, if you?re anything like me, it?s one of the reasons you GO to Italy in the first place.

But trying to decipher terms used for dining establishments in Italy can be a bit confusing, so you can use this guide to help you. ?Maybe, just maybe it will prevent you from attempting to make a reservation at a laundr0mat or seeking out a car repair joint to order a pizza.

Osteria ? An osteria is usually a place serving wine and simple food. There is usually a short menu featuring local specialties and sometimes, shared tables. Depending on the osteria you may see a more extensive menu, or they may serve only wine, allowing customers to bring their own food.

Enoteca ?? A genuine enoteca is a special type of local or regional wine shop. Customers can taste the wines for a small fee and/or purchase bottles. Some could be considered a sort of ?wine library,? since they do not sell large quantities of wine, but rather allow travelers to taste and learn more about local wines.

  • Tip: A local enoteca is the perfect spot to sample Italian wines with a sommelier, like these in Florence and Venice.

Fiaschetteria ??A term more commonly used in Tuscany (specifically in Florence where the term originated), a Fiaschetteria is a wine shop. Fiaschetteria stems from?fiasche, the word for the straw bottomed flasks that once transported Tuscan wines from the vineyard. These days, they are small places to get sandwiches, a platter of meats and cheeses, and perhaps even a simple dish to go along with their main fare?wine.

Ristorante ??These are restaurants in the truest sense of the word. They are full service, elegant dining establishments with printed menus, hosts/hostesses, ?fully trained kitchen staff, and even a sommelier. To eat in a ristorante you?ll usually need a reservation, elegant attire and quite possibly a basic knowledge of formal dinnerware. For this style of dining, you?ll likely pay a premium and be expected to order a full three-course meal.

Trattoria ? A trattoria offers casual dining?less formal than a ristorante, but with a larger menu than an osteria (though that menu usually isn?t printed?it may be recited or handwritten on a chalkboard). The food is usually less fancy (but still delicious) and you?ll get larger portions. The prices tend to be very reasonable and sometimes they offer takeout.

Tavola Calda ? A tavola calda is perhaps the most informal eatery of the ones listed. Literally translated to ?hot table?, they are typically self-serve, allowing you to choose from a selection of prepared hot dishes. Kind of like cafeteria or buffet, it offers a quick, inexpensive meal.

Paninoteca ? These are basically sandwich shops featuring a variety of hot and cold sandwiches, (panini) as well as (sometimes) coffee. You may also come across a Spuntinoteca, which is a place to grab a light snack.

Pizzeria ? The first Italian pizzeria, is said to have originated in Naples, and served only one food?pizza. Though many no longer limit their menu to pizza alone, they still specialize in it. A pizzaiolo bakes the pizza in a wood-fired oven to be eaten on the premises or taken out. They usually have informal atmospheres and low prices. Other popular pizzeria fare include fried items like zucchini blossoms and rice balls. ?Styles of pizza, thickness of crust and toppings will vary by region.

Gelateria ? A shop that sells gelato?Italy?s version of ice cream. Gelato has less butter fat than American ice cream, but more air, so it?s thick and creamy. Don?t let the ?less fat? comment fool you into thinking it?s any less delicious?gelato is just as decadent as the ice cream you?re used to (if not more so) and it?s known for a wide variety of rich, fresh flavors. Avoid anything with artificial colorings -?pistachio shouldn?t resemble mint chocolate chip, aim for a creamy nut milk color.

Bar/Caff? ? At this type of establishment patrons purchase coffee drinks (espresso, cappuccino, macchiato) wine, and liqueur. Kind of a combination of bar and coffee shop wrapped up in one. ?These bars, however, are not places to consume large quantities of alcohol. They are beautifully decorated and act as centers of social life, usually visited after morning pastries, before or after lunch, to swig back a quick shot of espresso, or for an early evening cocktail. Be aware that many bars have separate pricing depending on where you take your order?sitting at a table (slightly more expensive) or standing at the bar (less).

Birreria ? Translating to brasserie or brewery, a birreria is sort of like an alehouse or tavern. These informal joints usually offer food, but they?re known for a wide selection of alcoholic beverages.

Autogrill ? The term autogrill is used throughout Italy as a generic word for rest stop. It?s also a brand, referring to the Italian based chain of rest stops by the same name. But don?t let the term lead you to think of a greasy spoon in the States. Instead you will find very high quality coffee drinks and panino. ?If you see one on the highway, veer off for a visit -?you won?t be sorry!

New test may speed detection of heart attacks - Harvard Health ...

A heart attack (more formally known as myocardial infarction) isn?t always an instantly recognizable event. Severe chest pain often has nothing to do with the heart or blood vessels. Some heart attacks are so small they pass almost unnoticed, written off as indigestion or the flu. Others are major catastrophes, causing death or long-lasting disability.

A new blood test may help speed the diagnosis. This is important, because the sooner a heart attack is diagnosed, the sooner treatment can begin. The sooner treatment begins, the more heart muscle can be saved.

Fifty years ago, doctors had to rely on a person?s symptoms and sometimes hard-to-interpret changes on an electrocardiogram to determine if a heart attack was under way. Today, blood tests are available that can detect the chemical signature of dying heart cells. The blood test preferred today is called troponin. Troponin is a protein complex found almost exclusively in heart and skeletal muscle cells. Its sudden release into the bloodstream signals damage to the heart muscle. Combining troponin results with characteristic changes on the electrocardiogram and symptoms is currently the gold standard for identifying myocardial infarction.

Within the first few hours of a heart attack, though, both the troponin level and the electrocardiogram can be normal. That means people with results in the gray zone are observed and monitored for 12 to 16 hours with more troponin tests and electrocardiograms.

The new high-sensitivity cardiac troponin T test can detect smaller amounts of troponin in the bloodstream. This could let doctors identify small heart attacks that would otherwise go undiagnosed, or identify heart attacks earlier?and begin treatment earlier. Results of a study of the test, published online this week in the Archives of Internal Medicine, showed that it helped emergency room doctors rule out heart attack in just a couple hours.

Skip the home diagnosis

While it is important for doctors to quickly tell the difference between a heart attack and something else, like pancreatitis or a panic attack, it?s even more important for people with chest pain to get to the hospital as soon as possible, and not try to make a diagnosis themselves. Far too many people delay calling 911 or going to the hospital, and by the time they do a substantial section of heart muscle has died.

When it comes to chest pain, it?s better to be safe than sorry. (For more information on chest pain and heart attacks, I recommend that you read this article from the Harvard Heart Letter.) Keep in mind that chest pain is only one of the possible signs of an impending heart attack. Call 911 or your local emergency number right away if you have:

  • Uncomfortable pressure, squeezing, fullness, burning, tightness or pain in the center of the chest
  • Pain, numbness, pinching, prickling or other uncomfortable sensations in one or both arms, the back, neck, jaw or stomach
  • Shortness of breath
  • Sudden nausea or vomiting
  • Lightheadedness or dizziness
  • Unusual fatigue, especially if accompanied with a great deal of sweating
  • Sudden heaviness, weakness or aching in one or both arms
